Filinvest ventures into high-end condo market

MANILA – The Filinvest group unveiled its pioneer project under a new luxury residential brand catering to the high-end market.

In a briefing today, Filinvest Alabang Inc (FAI) president Josephine Gotianun-Yap said the company expects about P6 billion in combined sales from Botanika Nature Residences, a three-tower project on a 1.55-hectare property in Filinvest City, Alabang.

FAI, the developer of the 244-hectare Filinvest City, is a 20 percent-owned affiliate of listed Filinvest Land Inc. (FLI).

Botanika Nature Residences is the first offering under the Exclusive Collection, the "highest end category" in the Filinvest group of companies' roster of properties that will serve the triple-A segment of the market.

Yap said the new brand will deliver only a "handful" of projects each year, "making each one truly special and one of a kind."

"We feel that today, it's time for us to launch a new brand catering to really the top end of the market, for those who are really discerning, who expect the best, who expect meticulously done projects," she added.

Projects under the Exclusive Collection will be situated in prime locations and will feature iconic designs by international and well-renowned planners.

What also sets apart projects under the Exclusive Collection brand is its low density with FAI dedicating 70 percent of Botanika to lush landscaping and amenities, Yap said.

Botanika is offering only 370 units for sale, including the 101 units in the 13-storey first tower.

For the first tower, FAI is selling two- and three-bedroom units starting at P18.2 million, inclusive of parking. Unit sizes range from 123 to 343 square meters at a price of roughly P140,000 per square meter.

Turnover of the first tower is in the third quarter of 2017. Planning for second and third towers is under way.

“The intention for Botanika is, because this is a special development, it is for the high-end market to really live here. Those in Ayala Alabang and premium villages in the area, if they choose to go to condo living, this is a good viable option for them,” said Catherine Ilagan, FAI executive vice president.

Botanika has partnered with the Philippine Green Building Council for BERDE or Building for Ecologically Responsive Design Excellence Certification, a green building rating system to measure, verify and monitor the environmental performance of buildings.

BERDE is the local counterpart of the US Green Building Council's LEED or Leadership in Energy and Environment Design Rating Standards.
