Where living space in the metro is turning into a rarity, rentals have nonetheless become a necessity especially for young professionals who want to establish their independence or young families who want to settle down in their own home.

Robinsons Communities put that in mind when they developed Acacia Escalades, a modern Filipino-themed mixed-use property along Amang Rodriguez Avenue corner Calle Industria Street in Pasig City.

Developer Robinsons Land Corporation created the project to address the housing needs of moderate-income earners who want a place they could embrace as home.

Within its five-kilometer radius are key areas like Libis, Katipunan, Ortigas CBD, C5, Medical City, Robinsons Metro East mall, Eastwood, and various reputable educational institutions.

Modern Filipino living
The structure consists of two L-shaped buildings that frame its outdoor amenities such as the swimming pool at the podium located on the fourth level. Parking space is elevated and on the second and third levels of the building. Retail spaces occupy the ground floor.

Acacia Escalades’ first building, which is now ready for occupancy, has 15 storeys and 383 units. Escalades East Tower, the second building, is still a work in progress. It will have 17 storeys with 414 units. Completion is in 2020.

A plus point for this property is its 35 units per floor ratio—compared to other lower-priced projects with 50 units per floor—that allows residents more open spaces to move around and give them better security.

Instead of cramped corridors, Acacia Escalades has hallways set in an atrium that connects all the floors to the skylight. Here, residents get the feeling of the outdoors because of sunlight coming in and potted greens arranged in planters.

Here, one envisions young children learning how to walk or playing with their baby bikes or small trolleys. Cross-ventilation is applied in all hallways through wide windows at each end of the area.

Cozy “vertical” neighborhood
Consider Acacia Escalades as a quiet and cozy “vertical” village. Like any typical urban Filipino neighborhood, the property offers spaces meant for connecting with family, fellow residents, and meeting friends, even business associates.

The lobby lounge scattered with comfortable seats and sofas greets residents and guests at the fourth level drop-off entrance. (The property has an elevated parking area so the living space actually starts on the fifth level). On this level, a function room for residents’ special events can accommodate up to 100 people.

Residents can also look forward to amenities for their recreational pursuits. Besides the outdoor kiddie and adult swimming pool, there is an on-site gym, a dance studio, and a children’s playground.

For housekeeping needs, Acacia Escalades has laundry drying areas on the rooftop and a centralized garbage area on the ground level.

Convenient retail spaces
That sense of having “everything within your reach” can also be felt with the selection of retail spaces on the ground level. Here, basic needs like shopping, paying bills, and dining out are met through tenants like Robinsons Supermarket, BDO, Yellow Cab Pizza, Ineng’s barbecue place, and South Star Drug, to name a few.

Ring Rob, a digital concierge app offered exclusively by Robinsons Communities, makes condo living hassle-free with its range of services: from housekeeping, food delivery, laundry, repairs, taxi service, business center, to interior design fit-out.
Acacia Escalades buyers are also gifted with the Robinsons VIP Card, which has discounts and shopping privileges with partner establishments.

Mid-priced units
According to Ted V. Bernas, Robinsons Communities Asst. VP for Business Development, “Acacia Escalades was really envisioned for young start-up families who want a home, for young employees and young executives who want the convenience of living near their work places. It’s for those who are just to starting to establish themselves.

“Unlike other lower priced condos, I could say that we have managed to offer modest-sized units that are still spacious and yet, are also small enough to be affordable.”
Acacia Escalades is built with studio, one-bedroom and two-bedroom units, some of which have balconies.

The 26.40 square-meter Studio unit is the perfect fit for a solo dweller as it’s also an exercise in minimalist living. A wall bed offers more precious space for moving around.

At 35.72 square-meters, a One-bedroom unit with balcony provides enough comfort as the sleeping area can fit in proper-size bed and standard closet. The well thought out lounge, dining area, and kitchen space are roomy enough for hosting get-togethers. The bathroom is also delightfully spacious and can fit a washing machine without cramping the space.

Two-bedroom units are built with single bathrooms. Bernas said the choice was between building a second bathroom or offering enough space for the resident. In the end, this unit was spread out to allow, say, a toddler to move around, or at the most, three adults to give each other breathing space.

Prices range from Php2 million for a 26 sqm studio to Php4.4 million for a 59 sqm two-bedroom unit with a balcony. All units are built with one bathroom. Bedroom areas have wide-spaced windows that open to either the street view or outdoor pool view.

Parking slot is available for Php740,000 to Pho780,000. Monthly amortization starts at Php6,700 for the typical studio, one of the most affordable in the market.

Generally, it’s all about living with the essentials at Acacia Escalades—with value-added amenities and the convenience of location thrown in. It’s the perfect fit for young urban dwellers looking for a restful sanctuary as they focus on establishing their work and life goals.
